Through a design-build-finance-operate-maintain (DBFOM) public private partnership, Gilbane Development Company and their partner redeveloped a 14-acre “Gateway” site at the front door to The University of Rochester’s 534-acre campus and immediately adjacent to its Medical Center, anchored by the 739-bed Strong Memorial Hospital. This transformational pedestrian-scaled district includes over 125,000 SF of street-level retail, featuring a two-level 20,000 SF Barnes & Noble Bookstore and a 136-room Hilton Garden Inn Hotel and Conference Center. College Town also features 50,000 SF of new Class A office space and Mount Hope Lofts, 154 units of residential apartments. Our development team arranged the $92 million financing through a creative capital stack and continues to operate and maintain College Town.
